Welcome to PMI Fertilis Properties. This page provides important information for residents regarding the application process, rent payments, maintenance requests, and move-in/move-out procedures.

What is the process for applying for a rental property?
All occupants 18 and older must complete our online application. Applicants are approved based on a fair and consistent scoring process to comply with Fair Housing regulations. You must view the property before applying. After your showing, visit our website, find the property you viewed, and click 'Apply Online.' All applicants — including those without pets — must complete a pet screening through petscreening.com. -
What are the qualifications for renting a property?
- Proof of income of at least 2.5x the monthly rent
- Credit score — evaluated on a case by case basis
- No prior evictions or collection on utility bills
- Verifiable rental history and employment
- No domestic violence history
- Not listed on the Megan's Law registry
All criteria are applied consistently in compliance with Fair Housing regulations.

How long does it take to process a rental application?
Applications are typically processed within 2-4 business days, depending on the volume of applications received and the time it takes to receive verification from previous landlords. -
When is rent due, and are there late fees?
Rent is due on the 1st of each month and is considered late after the 4th. Late fees are assessed in accordance with California law and your lease agreement. -
How can I pay rent?
Rent is paid securely through your 24/7 Resident Portal using ACH (eCheck), credit card, or debit card. Processing fees may apply to card payments. We also offer a retail cash payment option through a secure electronic payment network, allowing you to pay at participating retail locations nationwide. Convenience fees may apply. -
How do I submit a maintenance request?
All maintenance requests must be submitted through the Resident Portal. Log in to your 24/7 online portal and place a work order. The work order will be addressed as soon as owner approval is obtained. For emergencies involving safety or property damage, call the designated emergency maintenance number immediately — do not wait to submit a portal request. -
What qualifies as a maintenance emergency?
Emergency situations include active flooding, fire hazards, major plumbing or gas leaks, or loss of essential services under hazardous conditions. Routine issues should be submitted through the portal for standard scheduling. -
What utilities are included in the rent?
Utilities are not included in rent unless otherwise specified in your lease or the property listing. Please review the listing details or contact us if you have questions about a specific property. -
Is renters' insurance required?
Yes. We require all residents to carry liability insurance of at least $300,000. We recommend obtaining a renters' insurance policy, which typically covers both personal property and liability at a low monthly cost. -
What happens during move-in?
Before move-in, all lease documents must be signed and the required funds paid in full. A detailed property inspection is completed and documented with photos. You are encouraged to review the move-in condition documentation promptly and report any discrepancies. -
Will my security deposit be refundable?
Yes. Security deposits are fully refundable provided you leave the property in the same condition (or better) as at move-in, accounting for normal wear and tear. Security deposits are managed in accordance with California Civil Code §1950.5. -
What happens during move-out?
You must provide proper written notice before vacating. A move-out evaluation is completed and compared to the move-in inspection and documentation. Any lawful deductions are itemized and security deposit funds are returned within the timeframe required by California law. -
What is the process for renewing or ending my lease?
We will contact you by email and phone well before your lease end date to let you know whether the owner intends to renew, and any changes to rent. Your designated property manager will walk you through the full renewal or move-out process and make it as easy as possible. -
Can I make modifications to the property?
No modifications may be made to the property without prior written approval from your property manager. If you receive approval to install something, it must be removed and the area properly repaired (e.g., patched and touched up) before move-out. -
Pet Policy
Pet policies vary by property. Generally, we do not accept certain breeds or pets over 20 lbs. Pets must be covered under your renters' liability insurance policy. We accept service animals and emotional support animals with verified documentation from a licensed professional. Please contact us to discuss your specific situation and we are happy to work with you. -
Can I sublet my home or add a long-term guest?
Subletting is NOT permitted under any circumstances. Long-term guest can be considered case by case. -
Do you comply with Fair Housing laws?
Yes. PMI Fertilis Properties complies with all federal, California state, and local Fair Housing regulations. We apply consistent criteria to all applicants and residents without regard to any protected class. -
Do you accept Section 8 or Housing Assistance Vouchers?
Yes. PMI Fertilis Properties works with applicants participating in approved Housing Assistance Programs through local County Housing Authorities, including Section 8 (Housing Choice Voucher). All applicants must complete our standard screening process, including credit, background, rental history, and income verification. If you have a voucher, please notify us during the application process so we can coordinate required inspections and paperwork.
